Boundary surveys.
A boundary survey is a means of defining the limits of a property formally. It mainly focuses on the definition of the corners of a plot. People usually perform boundary surveys before they buy, split, improve or build on the land
ALTA surveys.
It shows all existing improvements of the property, utilities, and significant observations within the insured estate. The survey also details the licensed surveyor's findings concerning the property boundaries and how they relate to the title.
Topographic surveys/aerial surveys.
A topographic survey locates all surface features of a property and depicts all-natural features and elevations. In essence, it is a 3-dimensional map of a 3-dimensional property showing all-natural and man-made features and improvements.
Mortgage/title/physical surveys.
A physical survey refers to the process of determining the demarcation of land by firmly identifying its boundaries. Most title companies will request a physical survey to resolve any claims disputes and verify and finalize ownership for deeds of record.
GPS services.
A Static GPS Baseline is a technique used to determine accurate coordinates for survey points. It records GPS observations over time, then processing that data to provide the most accurate result. The technique works by using two GPS receivers.
Conceptual/preliminary land use planning.
Land use and planning issues that have huge impacts on local communities. Regulating land use and zoning of the property in an efficient and ethical way, thus preventing land-use conflicts.
Site/development plans.
Depicting the plot of land on which the house sits, along with landscape topography and any exterior features
"As-built" surveys.
As-built surveying shows continual improvement to the land as they appear at a particular point of time during the course of construction. These surveys confirm the exact location of a structure or land feature such as a road or driveway as well as their proposed dimensions.
Subdivision plans/plats.
A subdivision plan is produced after an initial survey of your property or land. The survey determines the existing boundaries and is used to understand the new proposed boundaries for the subdivision. A subdivision plan outlines both existing boundaries and marks new boundaries.
Construction stakeout/layout.
When performing a physical or boundary survey, construction stakeout refers to the practice of establishing ground survey points via driven stakes. These stakes determine boundaries and elevations for a given residential or commercial construction project.
Elevation certificates.
An elevation certificate is a document that lists a building's location, the lowest point of elevation, flood zone, and other characteristics, according to the Federal Emergency Management Agency (FEMA). It is used to enforce local building ordinances and to help determine flood insurance rates.
